The Goal

The owners came to Bela with a Cienega home that no longer matched how they lived — a closed-off, dated layout, aging systems, and not enough room. Their goal was a true forever home: an open, light-filled floor plan, a private primary suite, proper bathrooms for the whole household, and a kitchen built for both everyday cooking and entertaining — all rebuilt to current code and made to last for decades.

The Challenge

This was far more than a cosmetic refresh. Opening up the plan and adding square footage to both the house and the garage meant taking the home down to the studs, removing the existing roof, and pouring an entirely new foundation — while tying new footings into the original slab. Every stage had to clear Los Angeles plan-check and inspection: structural framing, a full electrical panel upgrade, complete re-plumbing, three waterproofed bathrooms, and a code-compliant addition. The work demanded careful sequencing so demolition, foundation, framing and every trade behind the walls came together without compromise.

The Solution

Bela managed the project end-to-end as a single design-build team. We pulled all city permits, demolished down to the structure, and poured a new raised foundation and garage slab, retrofitting the existing foundation for the addition. From there we re-framed the home, installed energy-efficient double-pane windows and French doors, and ran completely new plumbing, electrical, HVAC ducting and gas lines — including a whole-home water-filtration system and an upgraded panel. We insulated, re-roofed with cool shingles, and wrapped the exterior in three-coat Santa Barbara stucco finished in a warm Alabaster off-white with black trim. Inside, engineered hardwood floors, a new chef's kitchen, three spa-style bathrooms tiled to the ceiling, and a finished fireplace brought the design to life.

Final Outcome

The result is a home that feels twice its former size — open, bright and quietly luxurious. A new private primary suite, three full bathrooms and an entertainer's kitchen anchor daily life, while a new porch and garden stair connect the home to the outdoors. Every system is new, energy-efficient and backed by warranty. What began as a dated, cramped house is now a turn-key forever home, delivered on a six-month design-build timeline.
