Why Homeowners Do This

The home you love, rebuilt around how you live

You've outgrown the layout, not the address. A whole-home remodel isn't about starting over — it's about keeping what you love and fixing everything that fights your daily life: the dark rooms, the closed-off kitchen, the storage that was never enough. When it's done, the house finally works the way your family actually does.

  • A layout that fits your life
  • Every room working harder
  • One cohesive design, not patchwork

Investment

What affects the investment

Every project is priced to its scope — no two are identical. These are the factors that move the number. Typical range: $350K–$1M+.

Scope & how much changes

Refreshing finishes costs far less than reworking the floor plan, moving walls and relocating kitchens and baths.

Structural work

Removing load-bearing walls, adding beams or opening to the outdoors adds engineering and framing.

Kitchens & baths

These rooms concentrate the cost — cabinetry, stone, tile and plumbing drive much of the budget.

Systems & infrastructure

Older homes often need electrical, plumbing, HVAC or foundation work brought up to current code.

Finish level

Standard, premium or fully custom materials and millwork move the number substantially.

Timeline & living situation

Phasing the work so you can stay in the home, or accelerating the schedule, adds coordination.

I feel lucky and fortunate to have worked with Bela Development on a major renovation project! It was an entire renovation on the house that I grew up in — so many details I wanted to keep, while still modernizing the whole home, inside and out…

FAQ

Questions, answered

How long does a whole-home remodel take?

Most run 20–32 weeks of construction, plus a design phase up front. The exact timeline depends on scope, structural work and city review — all of which we map out before we start.

Do we have to move out?

Not always. Where possible we phase the work so part of the home stays livable, with containment to keep dust and disruption down. For larger gut remodels, moving out shortens the schedule and is often the calmer choice — we'll advise honestly.

Do you handle design, permits and construction?

Yes — that's the whole point of working with us. Architecture, interiors, permitting and construction stay under one roof, so nothing is lost between a designer and a builder.

How do you keep the budget from ballooning?

By deciding everything in design. We lock the scope, drawings and material selections before demo, then hand you an itemized proposal — so change orders are the exception, not the plan.

Can you preserve the home's character?

Absolutely. Much of the craft is making new work feel original — matching proportion, light and detail so the remodel reads as if the home was always this way.
