Cost by Project

What each project typically costs

A kitchen remodel runs $25K–$175K, a bathroom $15K–$85K and a whole-home remodel $150K–$700K+. Here is the full list.

Whole-home remodel

$150K–$700K+Construction: 4–12 months

Several rooms or the entire house: new layout, new systems, kitchen and baths planned and built as one project.

Kitchen remodel

$25K–$175KConstruction: 2–16 weeks

From a refresh that keeps the layout to a reconfigured kitchen with custom cabinetry, stone and new lighting.

Bathroom remodel

$15K–$85KConstruction: 2–10 weeks

A hall bath that keeps its layout sits at the low end. A primary suite with a new layout and custom tile sits at the top.

ADU

$80K–$315K+Construction: 4–8 months

A garage-conversion ADU costs the least. A detached backyard home built from the ground up costs the most.

Garage conversion

$30K–$75KConstruction: 4–10 weeks

An office, gym, studio or guest suite inside the structure you already own.

Room addition or second story

$80K–$315KConstruction: 8–22 weeks

Building out is the simpler path. Building up adds structure, stairs and engineering.

New custom home

$400K+Construction: 8–14 months

Ground-up construction, priced by size, site and finish level.

Landscaping

$30K–$210KConstruction: 3–16 weeks

Planting, lighting, irrigation and outdoor rooms, designed and built by one team.

Hardscape

$30K–$175KConstruction: 3–14 weeks

Patios, pavers, walls and fire features.

These are typical ranges for Los Angeles and Orange County. Times show construction only: design and permits come first. Every project is priced to its own scope: you get a preliminary range at the first on-site consultation, free and with no obligation.

Cost Drivers

What moves the number

Two projects with the same name can be very different jobs. These six things decide where yours lands.

Scope of work

A refresh that keeps the layout costs far less than moving walls, plumbing or the kitchen itself.

Size

More square footage means more material, more labor and a longer schedule.

Structure and systems

New beams, foundations, electrical panels and plumbing lines are the part of the budget you never see, and often the largest.

Finishes and fixtures

Custom cabinetry, natural stone and designer fixtures sit at one end of the range, standard selections at the other.

The house and the site

Older homes often need electrical, plumbing or structural upgrades. Hillside lots and tight access add cost.

Permits and engineering

Structural changes, additions, ADUs and new homes need plans, engineering and city review before work starts.

Real Budgets

Real projects, real numbers

Ranges are a starting point. Our portfolio shows finished homes with what they cost and how long they took.

No Surprises

How the budget stays predictable

Most budget overruns come from decisions made after construction starts. We make them before.

Decide in design, not in construction

Every room and finish is settled in a photoreal 3D model before a wall moves. A change there costs a conversation, not a change order.

An itemized proposal

After design you see what each part of the project costs before construction starts.

A locked schedule and budget

Permits, engineering and selections are finished first, so the schedule and the budget are set before we build.

One team, one contract

Design, permits and construction sit with one accountable team. Nothing is lost in a handoff.

FAQ

Questions, answered

How much does a home remodel cost in Los Angeles?

It depends on the project. Kitchen remodels run $25K–$175K, bathrooms $15K–$85K and whole-home remodels $150K–$700K+. Room additions run $80K–$315K, ADUs $80K–$315K+, and ground-up custom homes start around $400K.

Why are the ranges so wide?

Two projects with the same name can be very different jobs. A bathroom that keeps its layout and a primary suite with relocated plumbing are both a bathroom remodel. Scope, size, structural work and finish level move the number far more than the room does.

How do I get a number for my project?

Start with a free on-site consultation. We visit the property, listen to how you live and give you a preliminary investment range, with no obligation. After design you receive an itemized proposal, so the number is clear before construction starts.

What is inside the number?

Labor and materials for construction, plus the work that makes it predictable: drawings, a photoreal 3D model, material selections, plan check and city inspections. Design and permits are a modest share of the total.

How long does a remodel take?

It depends on scope. A bathroom takes 2–10 weeks of construction and a kitchen 2–16 weeks: a cosmetic update sits at the short end, a full remodel with a new layout at the long end. A room addition takes 8–22 weeks and a whole-home remodel 4–12 months. An ADU takes 6–12 months from first design to completion, and a custom home 12–24 months.

Can I see what real projects cost?

Yes. Our portfolio shows finished projects with their budgets and timelines, so you can compare a real kitchen, ADU or whole-home remodel with your own plans.
