Bela Development began with a 3D-designed remodel of the guest and master bathrooms, paired with a garage conversion that added a bathroom, laundry room, and loft. A kitchen change order followed, gutting the space to the studs and rebuilding it with new cabinetry, countertops, and finishes. A second change order then rebuilt the driveway and entry — new poured concrete, block walls, and lighting. Every phase was designed in 3D and approved before Bela's own crews framed, wired, and finished it.
The Goal
The owners wanted to modernize the rooms they used every day — the bathrooms and kitchen — and turn an underused garage into real living space with its own bathroom, laundry, and loft. As the project progressed, the scope grew to include a full driveway and entry rebuild.
The Challenge
Running three bathrooms, a kitchen, a garage conversion, and a driveway rebuild as one evolving project meant sequencing trades across the property without one phase stalling another. The garage needed all-new plumbing, electrical, and drainage in a space that never had them, plus a relocated staircase to make room for a new loft. The kitchen demolition required new framing near the front entry to safely replace load-bearing-adjacent walls. The driveway phase, added later as its own change order, meant repouring 2,600 sq ft of concrete and rebuilding masonry walls while the rest of the property was still under construction.
The Solution
Bela Development began with 3D renderings of all three bathrooms, giving the owners a clear preview before any demolition. In the main house, the guest and master bathrooms were rebuilt with new framing, rough plumbing, waterproofing, hot mop showers, and client-selected fixtures and finishes. In the garage, the team reframed for a new 17'×9' loft, relocated the existing staircase, built a bathroom with a walk-in shower and shampoo niche, and added a laundry room with new water, gas, and dryer venting plus a dedicated electrical line and mini-split for climate control. The kitchen change order took the space to bare framing, then rebuilt it with new plumbing and electrical, cabinetry and finish plywood, a fabricated countertop, and appliance installation. The driveway change order removed the old asphalt and concrete, poured a new 2,600 sq ft reinforced concrete driveway, rebuilt the stairs and landing, extended the block walls to match the existing height, and added new driveway and stair lighting.
Final Outcome
What began as a bathroom and garage refresh grew into a full-property transformation — every phase, from the interior renovations to the driveway rebuild, was designed in 3D and approved before construction began. (Final materials — tile, vanities, countertops, cabinets, appliances, fixtures, and railings — were client-supplied per the contract, so finished photos reflect the owners' own selections layered onto Bela's construction work.)
